Klépierre Italia is launching work to redevelop and extend Romagna Shopping Valley, in Savignano sul Rubicone, Forlì Cesena, a site in which it has already invested 100 million euros.

The project had been announced by the French operator during the presentation of its financial results 2025, when it emerged that among the major tenants, there would be Primark.

An upgrade of over 8.500 square metres

The project is now taking shape and will bring the centre to a surface area of more than 35.000 sq m (excluding the 30.087 sq m retail park), also introducing a new square dedicated to food and socialising, together with initiatives designed to improve the visitor experience.

In particular, the square will be designed as an open space with trees, green areas and seating areas.

The expansion, in terms of pure gross lettable area, will amount to 7.762 square metres, given that the current shopping centre has a GLA of 27.325 sq m, while the actual extension, including the entertainment areas, will measure 8.582 sq m.

The project, which starts from the BREEAMcertification, already obtained some time ago by the Klépierre group, also includes an increase in permeable surfaces, green areas and photovoltaic systems, with the aim of improving its environmental quality and increasing its energy efficiency without further construction.

Klépierre turns to L35 Architects

The first phase of the works will involve closing part of the car park at two points, while a third entrance will remain regularly accessible, allowing visitors to continue reaching the centre without changes to the main access routes.

Completion, Klépierre explains, is scheduled for 2027, while the design is being handled by L35 Architects, an international firm headquartered in Barcelona and operating not only in Europe, but also in South America and Turkey.

Apart from the name Primark, no other new tenants have emerged so far, although the Irish retailer, with its 6.820 square metres, will take the lion’s share.

Meanwhile, among the brands already present there are 96 retail shops and 12 food-service establishments.

To mention just the main ones, we recall Iper La Grande I, Arcaplanet, Cisalfa, Decathlon, UCI Cinema, Zara, Leroy Merlin.

On the food-service side: Bun Burgers, America Graffiti, Old Wild West, McDonald's.

The Gruppo Finiper stable is very much present, which, in addition to the anchor store, operates at Romagna Shopping Valley with Portello Caffè, Ristò and Rom’Antica.
