Action’s logistics operations are once again focused on Italy: the non-food discounter opened, in 19 June, its second permanent distribution centre in the country.

Located in Ferentino, around 40 km from Frosinone, it is also the 19th logistics centre in Europe. The other platforms are located in the original Netherlands, France, Germany, Poland, Spain and Slovakia.

The retailer is confirming, thanks to the new hub, its investments aimed at strengthening its distribution network in Italy, where, since the opening of its first stores, on 22 April 2021 (in Vanzaghello and Turin), it has grown to 235 stores with 5.000 employees.

Action Ferentino serving central and southern Italy

The Ferentino facility, completely gas-free, with its 66.738 sq m in total and 400 employees, will primarily serve central and southern Italy. It can support 270 stores and has a capacity of 63.000 pallet spaces.

It matches the the permanent distribution centre in Novara, officially opened on 12 February this year on 57.000 square metres and operated by the German giant Fiege.

The facility in Lazio, on the other hand, benefits from the cooperation of the US multinational GXO Logistics.

BREEAM certification coming soon

The logistics property, owned by the Gianofund, fully subscribed by P3 and managed by Savills Investment Management SGR, was designed to achieve the highest level ( outstanding) of the international sustainability standard BREEAM, for which the certification process is already under way.

To maximise energy efficiency, Action Ferentino incorporates the latest-generation technologies, including solar and photovoltaic panels, smart meters to optimise water and electricity consumption, LED lighting in all areas and 24 charging points for electric vehicles.

“The central warehouse in Ferentino gives us an excellent location for distributing to Action stores, which are continuing to grow in central and southern Italy,” confirms Jens Burgers, Action’s director of supply chain “Every aspect of the facility, from the construction materials to the installed equipment, has been designed sustainably, so that operations can be carried out with respect for ecology and the environment in general.”

Logistics: the third asset class

Action now has more than 3.300 stores in 15 European countries, with net revenue which in 2025 reached a total of 16 billion euros, an increase of more than 16% on 2024.

The country reached the most recently is Croatia while in the pipeline for next September, there is already Slovenia.

Finally, a few words on the logistics investment market in Italy.

According to the report Italian logistics market by Savills, in the first quarter of 2026 the sector confirmed its appeal, ranking as the third most sought-after asset class by investment volumes, after retail and hospitality.

Investments reached approximately 450 million euros, down on the previous year but in line with the averages of the last five years.
